True Property Management was founded in 2023 on the foundation of putting people -- clients, customers, employees, and ourselves -- first and foremost, above all else.
What does this even mean?
This means we always treat people with respect. We always provide the same level of service and care to each customer and client. We will always provide a safe and comfortable working environment for our employees.
Why people over all else?
TRUE Property Management was created because we want to make a difference. We want to take care of people the right way the first time. We want our employees to enjoy their job and feel heard and respected... because they are. We want our customers to walk out on to our properties feeling as though they matter to us... because they do. We want our clients to trust their investments are being cared for... because they are.
How are are we going to put people first?
The founders of TRUE believe that in order to make a difference in our community we must be willing to go above and beyond for our people. We must be willing to challenge the "norms" of our industry in order to inspire change. Our TRUE team is going to create waves of impact by being courageous enough to do things others won't.

Rebekah Rawlins
CEO/Founder
After relocating from Washington to Oklahoma in 2009, Rebekah began her career in banking before moving into multifamily operations—where she’s now spent more than a decade leading teams, stabilizing communities, overseeing renovations, and repositioning underperforming assets.
She is known for building systems that work—eliminating inefficiency, strengthening performance, and aligning each community’s business plan to the goals of the owner and the people who live there. She’s led at every level, from Community Director to Regional Director to VP of Multifamily and ultimately founded True Property Management, LLC. to deliver a more people-first, owner-minded approach.
At her core, Rebekah’s mission is to develop confident, capable leaders who help others reach their full potential—because she believes strong leaders create strong communities. She served as President of the Apartment Association of Central Oklahoma in 2024 and 2025 and has served on the Board of Directors for the Association multiple times since 2017. She has been recognized with multiple industry awards, including Renovation of the Year and Property Manager of the Year.
Sarah Rawlins
COO/Founder
Sarah was born and raised Moore, Oklahoma. She has also called Oklahoma City, Edmond, and Yukon home over the years and has only left the Sooner state to travel. She attended Oklahoma City Community College and the University of Central Oklahoma earning Business and Criminal Justice degrees as well as earning the credential of Specialist in Safety and Health from the University of Texas Arlington.
While attending college, Sarah began a career in the trucking industry as a data entry clerk. Over the span of about 10 years, she attended industry specific training, including specialized trainings such as becoming a certified H2S (Hydrogen Sulfide) Instructor and OSHA General Industry courses. She worked to develop safety and operational policies and training programs that helped guarantee the safety of employees. In 2021, she chose to leave the trucking and safety industries to pursue a career that would allow her to be home more with her family.
In 2023 she co-founded True Property Management, LLC with her wife, Rebekah, and their business partner Emily Metcalf.
Sarah’s favorite past times are spending time with Rebekah, their four dogs, and their niece and nephews. She loves anything that involves being outdoors, but especially camping, hiking, fishing, and horseback riding.
Emily Metcalf
Chief People Officer/Founder
Emily built her property management career from the ground up—starting as a receptionist in 2020. She quickly learned accounting, operations, and asset-level financial oversight on the job. She helped develop internal processes that improved how teams executed and reported.
In 2022, Emily received the Behind-the-Scenes Professional of the Year award from the Apartment Association of Central Oklahoma. This award highlights professionals who go above and beyond to support onsite management staff.
In 2023, alongside Rebekah and Sarah, Emily founded True Property Management, LLC. She began as the Director of Culture and Finance ensuring that True's Mission remained front and center every day. She has since stepped into the role of Chief People Officer where she continues ensure True's Mission is carried out, focusing on the care of employees, tenants, and clients.
Emily enjoys spending time with her family and friends, visiting new coffee shops, painting, attending concerts, and serving at church where she is a member of the worship team.

As a dedicated and supportive leader, Brittny fosters a positive and productive atmosphere within the team. Her leadership philosophy centers around putting people first, ensuring that the team thrives under their guidance. Building strong relationships with residents is a source of joy for Brittny, who takes pride in creating an enjoyable and welcoming atmosphere that residents can proudly call home.
Beyond professional endeavors, Brittny finds joy in spending quality time with her husband and three children. Traveling with the family and enjoying the summertime lake life are among Brittny's cherished activities outside of work. A devoted soccer mom. She can often be found on the sidelines, cheering enthusiastically for the youngest daughter's competitive soccer team. An interesting aspect of Brittny's personality is a current obsession with rubber ducks, which have found a playful place throughout the office. Visitors are encouraged to contribute to the collection, leaving behind a rubber duck as a whimsical token of connection.
